Purpose and Effect of the Zoning By-law Amendment:  The purpose and effect of this application is to rezone this property from the General Industrial (M1) Zone to a site-specific General Industrial (M1-4) Zone to recognize a public garage as an additional permitted use.  In accordance with Section 34(10.4) of the Planning Act, R.S.O., 1990, as amended, the Township of Lucan Biddulph has deemed this application for a Zoning By-law Amendment to be complete on August 21st for the purposes of Section 34(10.1) and (10.2) of the Planning Act.  The subject lands are legally described as Part of Lot 25 Biddulph Concession 4, Parts 4 and 16 on Registered Plan 33R20206, in the Township of Lucan Biddulph, County of Middlesex. The lands are located on the east side of Heenan Court, north of Fallon Drive in Lucan Biddulph.

Purpose and Effect of the Consent Application
The purpose and effect of this application is to sever a lot (33385 Richmond Street) from the existing property (33389 Richmond Street) to separate the existing businesses, being Tim Horton’s and a chiropractic office.
The purpose and effect of the second consent application is to provide an easement for stormwater drainage in favour of 33385 Richmond Street onto 33389 Richmond Street as it is currently existing.
