Purpose and Effect of the Applications:
The Municipality is seeking input on a development application within 120 metres of your property. The application would consider a proposed vacant land condominium (Granton Estates) that is approximately 1.6 hectares (3.94 acres) in area that is within the existing settlement boundary of Granton. It proposes to create 26 vacant land condominium building lots for single detached dwellings, 1 block for common property elements including visitor parking, amenity areas, and a private road, as well as an existing storm water management easement to accommodate existing drainage. The proposal would include the creation of a private road and private amenities owned by the condominium corporation. A map illustrating the proposed vacant land condominium layout is attached to this notice.
The application also considers a Zoning By-law Amendment submitted concurrently to accommodate the proposed residential uses in a vacant land condominium format. The requested residential zoning for the site includes a site specific Residential First Density - Exception (R1 - # - H) Holding Zone, to permit the construction of twenty-five (25) new single detached residential dwellings and accommodate one (1) existing home.
